DEFINITION (French):
1. A small living unit usually located in a large city some distance away from an individual’s primary residence.

Inspired by a cozy French pied-a’-terre, The 1st Flat offers an elegant home base for guests looking to experience the best of Oregon’s Wine Country. This warm and inviting one-bedroom flat, decorated in sumptuous blues and golds, is an ideal place to settle in and get comfortable after long days exploring the valley.

High ceilings and large windows that look out to the Willamette Valley Vineyards Wine Center lend an open feel to this petite and very romantic flat. Enjoy a meal prepared in your own kitchen or head downstairs to sample one of the restaurants that have made McMinnville a destination for food lovers from around the world. Thinking of a weekend away this summer? Arrive a few days early and enjoy our vibrant Farmer’s Market on the street below the Historic McMinnville Bank (Thursdays, May through September).

We offer a 15% discount on a one week stay and 20% discount for two week stays. Contact us for rates on longer term rentals. Discounts will not appear at booking, but will be updated manually the following day through our booking engine. Only one discount can be applied to any reservation.


 

POLICIES
Must be 21 years of age. Please note that rates and availability are subject to change and vary by season and day. We reserve the right to change rates and amenities without notice. All rates are double occupancy and are not guaranteed until the time of reservation.

Accessibility:
3rd Street Flats has two locations in downtown McMinnville. Flats at the Historic McMinnville Bank are on the second story of the building and are NOT handicapped accessible. The only way to access the flats is via a staircase. Flats at the Odd Fellows Lodge are located on the second and third stories of the building, also only accessible via a staircase.

Payment:
We accept VISA, Master Card and American Express. You will be charged for your stay the day of your arrival.

Damages:
You will be charged for any damages to your flat, including, but not limited to, broken or stained furniture or equipment; missing items; or loss of revenue due to smoking in the flat.

Minimum Stay:
There is a two night minimum on weekends, May – October. Holidays and special wine country weekends may also be subject to minimum stay requirements.

Smoking:
Both of 3rd Street Flats locations are strictly non-smoking properties. Any violation of this policy will result in cleaning fees equal to a minimum of one night’s stay. Smokers who render a room unacceptable for incoming guests must compensate 3rd Street Flats for lost revenue.

Pets:
Please leave your four legged friends at home.

Cancellation Policy:
Cancellations require a 30 day notice prior to date of arrival for a refund, less a $50 booking fee. For cancellations within 30 days, the guest is responsible for the full value of the reservation, less any value 3rd Street Flats is able to recoup by rebooking the flat. No refunds for flats not re-rented. Shortening your stay is considered a cancellation. Multiple flat reservations of 3 or more require a 60 day cancellation notice. Failure to give notice for a cancellation will result in full charge for reservation.
